The first-10-stays rule

You only get one start.

Airbnb checks every host four times a year, looking back 12 months. In your first year, your rating rests on as few as 10 stays. One weak review weighs a lot.

  • 4.8 overall rating or higher
  • 90% of new messages answered within 24 hours
  • Fewer than 1% cancellations
  • At least 10 stays, or 3 stays adding up to 100 nights

Miss the line at the first evaluation and you wait another quarter, without the badge and the search boost that comes with it. The consulting exists to make those first 10 stays near-perfect.

Try it: your first 10 stays

On the line. Still a Superhost.
Tap a stay to change its stars. Nine 5-star stays and one 3-star stay land exactly on 4.8.

The time-zone advantage

Host from anywhere. Someone is always awake.

When it is evening in Europe, it is midday in Cartagena. The host answers messages during the European day and evening. The local team covers the Colombian day and keeps an emergency line open at night. Live, right now:

The 3 AM rule. When a guest writes at noon in Cartagena, it is evening in Europe and the host replies. When a guest needs help at midnight, the host is asleep and the local team answers. Nobody burns out and nobody waits.

The method

Five parts. Built once. Running every day.

Every package draws from the same tested system, used on three apartments for years. You build it before the first guest arrives, so hosting stays semi-passive.

Listing

Which rooms to shoot and in what order, plus a one-line caption per photo that answers a guest question before it is asked.

Guest experience

Sleep, cleanliness, air conditioning, water, wifi and check-in. The things guests actually judge in the review categories.

Communication

Templates and a clear ladder: platform chat first, then WhatsApp, then the local contact, then the administrator.

Local team

A maintenance lead, cleaners with a strict 11 AM protocol, and an emergency backup. Roles and checklists written down.

Automation

Timed messages before arrival, cleaning alerts, review requests and payment tracking, built in n8n, Zapier or Make.

Services and pricing

Paid, clear and built for your property.

There are no free calls. Every client starts with a paid strategy session and leaves with a written plan they keep. Free articles explain what and why. The how, for your property, is the paid part.

Step one for everyone

Guides, written or coached

A good guide answers most guest questions before they are asked.

Our own welcome guides cover the taxi address with a landmark, the two door codes, wifi, air conditioning rules, hot water, power cuts and check-out. Guests read them, and the inbox stays quiet. We write yours, or help you write it.

This is consulting and setup, not day-to-day property management: you stay the host. Superhost status is decided by Airbnb, so we build a system designed to meet every criterion and never promise the badge itself.

Questions

Before you book.

Why should I pay for a first call?

Because you leave with a written action plan you keep, whatever you decide. And if you book a package within 30 days, the session fee is deducted from it.

How do I pay?

Sessions are paid by card when you book. Packages are paid 50% at signing and 50% at launch, by invoice from Antrepreneurs.

Can I cancel or move my session?

You can reschedule once, up to 48 hours before the slot. Sessions are not refunded within 48 hours of the slot.

Can you guarantee Superhost status?

No one can. Airbnb decides. You get a setup built to meet every criterion: a 4.8 rating, a 90% response rate, fewer than 1% cancellations and at least 10 stays.

Is this property management?

No. This is consulting and setup. You stay the host, with a system and a team that let you run it from anywhere.
